"Colonizer" — yeh shabd Jaipur mein bahut sunne ko milta hai. Almost every other hoarding on Ajmer Road, Tonk Road or Sikar Road has some colonizer's name on it. But ask ten people what a colonizer actually does, and you'll get ten different answers.
This guide is for anyone planning to buy a plot in or around Jaipur who wants to understand who they're dealing with. We'll keep it simple. By the end, you'll know what to check, what to ask, and how to spot the best colonizers in Jaipur. And yes, we'll also tell you how we do things at Govind Sarathi Group.
What does a colonizer actually do?
A colonizer is a developer who takes a large piece of land and turns it into a planned colony. Seedhi bhasha mein — khet ko colony banana.
That job has quite a few steps:
- Buying the land with a clear title.
- Changing the land use from agricultural to residential (or whatever the use is). In Rajasthan this is usually called land conversion.
- Making a layout plan — plots, roads, parks, open spaces and community areas.
- Getting the layout approved by the right authority, like JDA for areas under the Jaipur Development Authority.
- Registering the project with RERA, where the rules require it.
- Developing the site — roads, drainage, electricity, water, street lights and boundary.
- Selling plots and doing the registry in the buyer's name.
A builder, on the other hand, mainly constructs buildings — houses, flats, villas. Many groups, including ours, do both. That's why we describe ourselves as colonizers & builders.
Why choosing the right colonizer matters so much
When you buy a flat, you can see the building. When you buy a plot, you're buying land plus a promise — the promise of roads, of bijli-paani, of a clean registry.
If the colonizer isn't serious, the problems show up later:
- The plot size on paper doesn't match the ground.
- A road shown as 40 ft on the map turns out to be 20 ft at the site.
- The park quietly turns into a few extra plots.
- The layout isn't approved, so a home loan or building permission becomes a headache.
- The registry keeps getting pushed to "next month".
Hum yeh aapko darane ke liye nahi likh rahe. These things really do happen, and most of them can be avoided with a little checking before you pay.
7 things the best colonizers in Jaipur always get right
1. They show approvals without being asked
Good colonizers put approval details on the brochure and on the board at the site. If you have to ask three times for the approval letter, samajh jaiye kuch gadbad hai.
Check the RERA registration number on the Rajasthan RERA website. It's free and takes five minutes.
2. The layout plan matches the ground
Take the site plan with you on the site visit. Count the plots on one road. Find the park. Measure the road width if you can. The best colonizers are happy when you do this, because they know it will match.
Every project on our website has its site plan, and our live projects can have an interactive map where you tap a plot and see its size and status.
3. Roads are wide and actually built
Road width decides a lot — traffic, parking, resale value, even how much sunlight your house gets. Inside a colony, 30 ft is the minimum you should be comfortable with, and main roads should be 40 ft or wider.
At Shyam Bagh near Khatu Shyam Ji, the internal roads are 30 and 40 ft interlock tile roads. At JMD Enclave on the Jaipur–Ajmer Highway, roads go from 30 ft all the way up to 60 and 80 ft.
4. Open spaces are real
Parks and green belts are not decoration. That's where kids play and elders take their evening walk, and they stop a colony from feeling cramped. The best colonizers don't cut corners here.
Shyam Bagh has two parks of 1,623 and 1,550 sq. yd, plus a 1,875 sq. yd green belt. JMD Enclave is planned around a central park of 1,055 sq. yd.
5. Basic services are in place
Electricity, water, drainage and street lights are the basics. Before booking, ask clearly: kya bijli ka connection plot tak aayega? Kya paani ki line har plot tak hai? And who will look after all this later?
6. Security and boundary
A gated colony with a proper boundary, a gate and a guard room simply feels safer — especially if you're not going to build right away. Khali plot par kabza ho jaye, yeh dar bahut logon ko hota hai. A boundary wall and security go a long way.
7. Honest pricing
The rate per sq. yd should be clear. Development charges, extra for corner or park-facing plots, registry costs — sab kuch pehle se bata dena chahiye. No surprises on registry day.
How Govind Sarathi Group plans a colony
We've been working as colonizers in and around Jaipur for 15+ years, across 35+ projects and with 2000+ families. Over time we've learned what buyers really care about, and our planning follows that.
This is how we approach every new colony:
- Location first. We look for land on or near good roads and growth areas — highways, industrial hubs, religious and tourist towns. Our current projects are on the Delhi–Ajmer Highway, on the Jaipur–Ajmer Highway (NH-8), and near Khatu Shyam Ji.
- Plot sizes for different budgets. Not everyone needs 500 sq. yd. At JMD Enclave, plots start at 100 sq. yd. At Shyam Bagh they range from 111 to 628 sq. yd. At Hillscape, farms start at 1,800 sq. yd for those who want real space.
- Room for community. Parks, green belts and common areas are fixed in the plan from day one, not squeezed in later.
- Infrastructure before handover. Roads, lights, water and electricity are developed as part of the project — not "baad mein ho jayega".
- Paperwork in order. Approvals and title documents are shared openly at the site office.
Our live colonies right now
Shyam Bagh, Khatu Shyam Ji — plots for cottages and farm houses
Shyam Bagh Cottage & Farm's is a single gated society of 111 plots across 14 bigha at village Shahpura, on the Shahpura–Thikriya Road. It's split into four blocks, A to D, and the rate is ₹14,200 per sq. yd.
Anyone who visits Khatu Shyam Ji often — on Ekadashi, or during the Phalgun mela — knows how hard it is to find a decent place to stay on rush days. Apna cottage ho toh baat hi alag hai. That's why many buyers see Shyam Bagh as the best cottage in Khatu Shyam Ji option, and families with bigger plans pick the larger plots for what they call the best farm houses in Khatu Shyam Ji.
What's close by:
- Khatu Shyam Mandir — about 10 minutes
- Shyam Parking — about 5 minutes
- National Highway — about 1 minute
- Proposed railway station — about 4 minutes
- Multispeciality hospital — about 3 minutes
JMD Enclave, Jaipur–Ajmer Highway — residential plots
JMD Enclave at village Gidani, Tehsil Mojmabad, is a planned residential scheme of 43 plots (100 to 338 sq. yd) just off NH-8. It has a central park, corner and park-facing plots, a 686 sq. yd commercial plot and industrial plots next door. For a first-time buyer who wants a plot on a highway with room to grow, it's a very practical choice.
Hillscape, Delhi–Ajmer Highway — farmhouse township
For those who want more than a plot, there's Hillscape — a JDA and RERA approved gated farmhouse township on 36 bigha with only 31 farms. People looking for a farmhouse with hills view in Jaipur often end up calling it the best farmhouse in Jaipur, thanks to its setting, an 18,000 sq. ft clubhouse and 5 years of maintenance by the builder.
Colonies we delivered: what they look like after handover
Talking is easy; handover is the real test. Projects like Govind Bagh Farm's at Bichoon (Mojmabad), Ram Vatika near RIICO at Bichun, and Rambagh Farm on Ajmer Road are finished and handed over. Their approved layouts are on our website, so aap khud dekh sakte hain ki jo plan mein tha, wahi zameen par hai.
Common mistakes first-time plot buyers make
- Going only by price. Sasta plot tab tak hi sasta hai jab tak registry aur approval mein problem na aaye. A slightly higher rate in an approved colony usually works out cheaper in the long run.
- Booking on a video call. Photos and videos never show the real road width or what's next door. Visit at least once, preferably with family.
- Not checking the surroundings. Is there a nala, a high-tension line or a garbage point next to your plot? Walk around the whole block.
- Ignoring resale. Even if you're buying to live, think about who would buy the plot from you later. Wide roads, parks and a known colonizer make resale much easier.
- Paying without receipts. Every payment should go through a proper channel, with a receipt in your name.
Questions to ask any colonizer before you pay
Save this list on your phone and ask these questions to any colonizer — including us:
- What is the approval status of the layout? Can I see the letter?
- Is the project registered with RERA? What's the number?
- Has the land been converted for residential use?
- What is the exact size of my plot, and the width of the road in front of it?
- When will roads, electricity and water be complete?
- What charges are there apart from the plot rate?
- When will the registry happen?
- Who maintains the colony after handover?
Jo colonizer in sawaalon ka seedha jawab de, wahi sahi hai.
